Foreclosed Houses and Notes

As you remember from the past few years, countless thousands of houses were foreclosed in the US, and many of the banks that became the owners of these homes ("REOs") also failed.

Large investor groups have been able to purchase "bundles" of these houses from the banks that acquired the failed banks' assets. Now, after they have been renovated, the houses are on the market at greatly reduced prices.

One approach has been to offer "land contracts" ("LC") to would-be owners with good (but not great) credit scores. This allows the purchaser of the "LC" to improve their credit, and live in and own a home. Their monthly payments are less than prevailing rental prices, so everybody wins.

At the same time, there is an opportunity for investors to act as the bank and purchase either the house or the note on the house, and earn a substantial rate of return.

These notes are secured by the physical property itself. The investor owns the property until the note is re-financed by the end buyer, and there is ongoing monthly cash flow residual income from the notes.

These are also ideal for inclusion in your retirement strategies - all you need is a "Self-Directed IRA". (see below)

Here are two sources for these properties and notes:

1. Private Lender Assistance Network ("PLAN") - individual houses in the Midwest are available at $39,900. American Capital will find a buyer and create an LC note at $50-60K, and set up an LLC for the properties. Income is approximately $450 per month*. Investors hold the note for monthly income (13.5% return per year*), or "flip" the note for immediate income of $3-5K*.

2. Cash Flow Notes - notes that range in price from $45-60K are offered at a discount (typically 25%*). These notes pay 14% per year*, and generate income of $325 to $475 per month* (depends on size of house and location). Hold the note for monthly income, or "flip" the note for immediate income.

Self-Directed IRAs

The IRS allows retirement funds to be used for purchasing assets other than the usual stocks, bonds, and mutual funds. A "Self-Directed IRA" is easily created by a registered trustee for this purpose.
